| Dear Gotta Sell Fast, That's a toughie, and you're going to have to do some thinking. If you have spruced up your home and have a good marketing plan in placed , the only other problems you may have is location or the price you have set. Have your Real Estate Professional go over the lastest sales trend for your neighborhood to make sure you are not over priced. If you are getting alot of showings,it couldt mean that you are in a great location, which is wonderful, but not if you are overpriced. Our advice: Adjust your sales price a tad and you should see a dramatic difference in the amount of offers you receive. You might say, "Why sell my house for less money than its worth?" Well you must remember buyers will only purchase a property if there is a perceived value to pay your price. In otherwords if a buyer doesn't think it's worth the price, it isn't worth the price, therefore in the buyer' mind....it's overpriced. Even a price reduction by just a few thousand dollars can make all the difference to a buyer comparing simliar homes. This will in turn result in a faster sale for you and keep you from paying yet another mortgage payment on the house when you could be paying a mortgage on the house you really want! Good luck!
